About Aushco
Aushco is a full-service commercial real estate firm based in Frederick, Maryland. We provide brokerage, property management, and in-house maintenance services for property owners, investors, and business tenants across Maryland and Northern Virginia.
We work with suburban office, medical office, retail, and industrial/flex properties. We do not serve urban high-rise, multi-family, or residential properties.
We approach every client relationship with an owner’s perspective, shaped by real experience in property ownership, investment, development, and management. We think about how today’s decisions affect long-term asset performance, not just the immediate transaction.
Property Management
Our property management service covers day-to-day operations, tenant relations, lease administration, financial reporting, vendor coordination, capital planning, and in-house maintenance support. We manage each property as if the investment were our own.
Yes. Our team handles budget preparation, monthly financial reporting, owner distributions, rent collection, and vendor invoice processing.
Owners receive regular financial reports and updates on property performance, maintenance activity, and tenant relations. Major issues are escalated immediately. We aim to keep you informed without making it a burden on your time.
Yes. We work with out-of-market owners and investors and structure our reporting and communication accordingly.
Brokerage
We provide representation for buyers, sellers, landlords, and tenants, as well as advisory services for investors evaluating acquisitions, dispositions, or portfolio strategy. Our brokerage team holds broker licenses in Maryland and Virginia.
Yes. Tenant representation is a core part of our brokerage practice. We help businesses find and evaluate space, negotiate lease terms, and understand the full cost of occupancy before committing.
Yes. We represent buyers and sellers in commercial property transactions, with particular depth in the Frederick and Washington County markets.
Maintenance
Our maintenance services are available to both property management clients and property owners or tenants who need a reliable maintenance partner on a standalone basis. You do not need to be a property management client to work with our team.
Our maintenance team operates within approximately a 45-mile radius of Frederick, Maryland — covering Frederick, Washington, Carroll, and parts of Montgomery County in Maryland, as well as Loudoun County in Northern Virginia.
Our in-house team handles preventive maintenance, HVAC, general interior repairs, electrical and plumbing by licensed personnel, light carpentry, grounds upkeep, capital project oversight, and 24-hour emergency availability. Work requiring specialized licensing is performed by credentialed personnel. When subcontractors are involved, our team retains oversight and accountability.

Because our team is local and dedicated to the properties we serve, we can respond without the delays that come from coordinating outside contractors. Response times vary by the nature of the issue, but we prioritize same-day attention for time-sensitive repairs.
